Comparative Market Analysis

Attached  to the e-mail is a full valuation report for your review as well as a quick market analysis.

Value Range: $495,000-$549,000

  • The subject property is in the Locke Paddon Area of Marina.  This is a desireable area of Marina close to the freeway, shopping, beaches.   The condition of the property above what one finds in most Marina homes.  

  • The rooms are large and bright

  • The homes in the area range in value from the high $519,000 range to slightly over $600,000  This variation is due to views, location, age,  updates, and size. 

  • This is a mature neighborhood with homes that remain in original condition while some homeowners have upgraded the properties.  The demographic is a mixture of full time and rental properties.

  • The comparables in the direct neighborhood show the most recent comp on Lake Drive that sold for $519,000.  I have also provided comparables on all 3 bed 2 baths in Marina as well as narrowed it down by square footage.  The pricing is pretty close and  the values are steady. There are not many comparables, but the comps used are a very good indication of the value of subject property.

For a Quick Sale AS IS: $489,000-$510,000

Longer Days on Market $515,000-$525,000

90 Days $ 530,000-$535,000
